Toto je d\u016fle\u017eit\u00e9 zejm\u00e9na z d\u016fvodu, \u017ee kdy\u017e <span style=\"font-weight: 400;\">jako cizinec <\/span>prodlu\u017eujete sv\u016fj pobyt na \u00fazem\u00ed \u010cR, pot\u0159ebujete p\u0159edlo\u017eit Ministerstvu vnitra \u010cR doklad o ubytov\u00e1n\u00ed. V\u00edce informac\u00ed naleznete <a href=\"\/\/www.mvcr.cz\/clanek\/doklad-o-ubytovani.aspx\">na ofici\u00e1ln\u00edch str\u00e1nk\u00e1ch MV \u010cR. <\/a><\/p>\n<h3><\/h3>\n<h3><strong>Kde hledat <b>v Praze<\/b>\u00a0bydlen\u00ed (a\u0165 u\u017e ke koupi, \u010di pron\u00e1jmu)<\/strong><\/h3>\n<p>M\u016f\u017eete se obr\u00e1tit na <strong>realitn\u00ed kancel\u00e1\u0159<\/strong>, kter\u00e1 nemovitosti nab\u00edz\u00ed a prodej \u010di pron\u00e1jem zprost\u0159edkuje. Mus\u00edte ale po\u010d\u00edtat s t\u00edm, \u017ee bude po\u017eadovat poplatek za zprost\u0159edkov\u00e1n\u00ed. P\u0159i pron\u00e1jmu jeho v\u00fd\u0161e zpravidla odpov\u00edd\u00e1 jednomu m\u011bs\u00ed\u010dn\u00edmu n\u00e1jmu<span style=\"font-weight: 400;\">, p\u0159i koupi obvykle 3-5% z ceny nemovitosti. Jako cizinci nem\u00e1te \u017e\u00e1dn\u00e1 pr\u00e1vn\u00ed omezen\u00ed v koupi nemovitosti v \u010cesk\u00e9 republice. \u0158ada \u010desk\u00fdch ob\u010dan\u016f \u0159e\u0161\u00ed svou situaci v bydlen\u00ed pr\u00e1v\u011b koup\u00ed nemovitosti, proto\u017ee spl\u00e1cen\u00ed hypot\u00e9ky m\u016f\u017ee b\u00fdt pro n\u011b srovnateln\u00e9 s m\u011bs\u00ed\u010dn\u00edmi spl\u00e1tkami pron\u00e1jmu.<\/span><\/p>\n<p style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Na realitn\u00edch webov\u00fdch str\u00e1nk\u00e1ch se p\u0159i hled\u00e1n\u00ed bydlen\u00ed setk\u00e1te s t\u011bmito zna\u010dkami:<\/span><\/p>\n<p style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">1+kk (jeden pokoj plus kuchy\u0148sk\u00fd kout)<\/span><\/p>\n<p style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">1+1 (jeden pokoj plus kuchyn\u011b)<\/span><\/p>\n<p style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">2+1, 3+1, 4+1 (dva, t\u0159i, \u010dty\u0159i pokoje plus kuchyn\u011b)<\/span><\/p>\n<div class=\"box-fixa\"><\/p>\n<p><em>Rezerva\u010dn\u00ed smlouv<i><span style=\"font-weight: 400;\">a v\u00e1m zaru\u010d\u00ed,<\/span><\/i>\u00a0\u017ee nemovitost nebude prod\u00e1na \u010di pronajata nikomu jin\u00e9mu. Mus\u00edte <i><span style=\"font-weight: 400;\">z\u00e1rove\u0148 <\/span><\/i>uhradit i rezerva\u010dn\u00ed poplatek. V\u017edy \u017e\u00e1dejte potvrzen\u00ed o zaplacen\u00ed!<\/em><\/p>\n<p><\/div>\n<div class=\"box-ok\"><em>Nebojte se nemovitost vyhledat samostatn\u011b a komunikovat p\u0159\u00edmo s\u00a0majitelem, nebo pronaj\u00edmatelem. Nab\u00eddky <i><span style=\"font-weight: 400;\">p\u0159\u00edmo <\/span><\/i>od majitel\u016f najdete na r\u016fzn\u00fdch webov\u00fdch str\u00e1nk\u00e1ch, jako nap\u0159\u00edklad\u00a0<a href=\"\/\/www.bezrealitky.cz\/\"><i><span style=\"font-weight: 400;\">www.bezrealitky.cz<\/span><\/i><\/a>. <\/em><\/p>\n<p><em>Pokud pot\u0159ebujete<i><span style=\"font-weight: 400;\">\u00a0jako cizinci <\/span><\/i>pomoci s hled\u00e1n\u00edm bydlen\u00ed <i><span style=\"font-weight: 400;\">v Praze<\/span><\/i>, m\u016f\u017eete se obr\u00e1tit na soci\u00e1ln\u00ed poradenstv\u00ed integra\u010dn\u00edch center a nevl\u00e1dn\u00edch neziskov\u00fdch organizac\u00ed, kter\u00e9 v\u00e1m mohou pomoci s komunikac\u00ed s pronaj\u00edmatelem, nebo p\u0159ekontrolovat n\u00e1jemn\u00ed smlouvu. <i><span style=\"font-weight: 400;\">Pro cizince b\u00fdv\u00e1 n\u011bkdy slo\u017eit\u011bj\u0161\u00ed si naj\u00edt bydlen\u00ed ne\u017e pro \u010cechy.<\/span><\/i><\/em><\/div>\n<p>&nbsp;<\/p>\n<h3><strong>N\u00e1jemn\u00ed <\/strong><strong>a podn\u00e1jemn\u00ed <\/strong><strong>smlouva<\/strong><\/h3>\n<p>Jak se li\u0161\u00ed n\u00e1jemn\u00ed a podn\u00e1jemn\u00ed smlouva? N\u00e1jemn\u00ed smlouvou p\u0159enech\u00e1v\u00e1 majitel svou nemovitost k dispozici n\u011bkomu dal\u0161\u00edmu (n\u00e1jemci), aby ji u\u017e\u00edval. Podn\u00e1jemn\u00ed smlouvou p\u0159enech\u00e1v\u00e1 n\u00e1jemce nemovitost celou (nebo jej\u00ed \u010d\u00e1st), kterou m\u00e1 s\u00e1m v n\u00e1jmu a nevyu\u017e\u00edv\u00e1 ji, dal\u0161\u00ed osob\u011b. V praxi se m\u016f\u017ee jednat nap\u0159\u00edklad o podn\u00e1jem jednoho pokoje v r\u00e1mci cel\u00e9ho bytu. Jedn\u00e1 se o levn\u011bj\u0161\u00ed variantu bydlen\u00ed v Praze, ne\u017eli p\u0159i platb\u011b pron\u00e1jmu cel\u00e9ho bytu. V p\u0159\u00edpad\u011b podn\u00e1jemn\u00ed smlouvy m\u00e1te ni\u017e\u0161\u00ed jistotu ne\u017e u n\u00e1jemn\u00ed smlouvy. Zat\u00edmco u n\u00e1jemn\u00ed smlouvy v\u00e1s pronaj\u00edmatel m\u016f\u017ee z bytu \u010di domu vyst\u011bhovat pouze na z\u00e1klad\u011b z\u00e1konn\u00fdch d\u016fvod\u016f, podn\u00e1jemn\u00ed vztah zanik\u00e1 v okam\u017eiku z\u00e1niku n\u00e1jmu.<\/p>\n<p>N\u00e1jemn\u00ed smlouva mus\u00ed b\u00fdt p\u00edsemn\u00e1. P\u0159edev\u0161\u00edm mus\u00ed obsahovat ozna\u010den\u00ed smluvn\u00edch stran \u2013 n\u00e1jemce a pronaj\u00edmatele, ozna\u010den\u00ed bytu, v\u010detn\u011b jeho p\u0159\u00edslu\u0161enstv\u00ed, stanovit n\u00e1jemn\u00e9 v\u010detn\u011b <strong>poplatk\u016f za slu\u017eby<\/strong> a jak \u010dasto bude placeno (zpravidla se plat\u00ed jednou m\u011bs\u00ed\u010dn\u011b). Tak\u00e9 se ve smlouv\u011b obvykle uv\u00e1d\u00ed, na jak dlouho se n\u00e1jem uzav\u00edr\u00e1, pokud informace chyb\u00ed, je uzav\u0159en na dobu neur\u010ditou.<\/p>\n<p><em><div class=\"box-ok\">V\u017edy si ov\u011b\u0159te, \u017ee pronaj\u00edmatel m\u00e1 pr\u00e1vo s v\u00e1mi uzav\u0159\u00edt n\u00e1jemn\u00ed smlouvu. Jedn\u00e1-li se o majitele, zkontrolujte jeho vlastnick\u00e9 pr\u00e1vo ve ve\u0159ejn\u00e9m rejst\u0159\u00edku \u2013 K<a href=\"\/\/nahlizenidokn.cuzk.cz\/\">atastru nemovitost\u00ed<\/a>. <i><span style=\"font-weight: 400;\">Do ve\u0159ejn\u00e9ho rejst\u0159\u00edku Katastru nemovitost\u00ed se snadno dostanete i p\u0159es Mapy.cz, kde po zad\u00e1n\u00ed jak\u00e9koliv adresy v \u010cesk\u00e9 republice se ihned prokliknete do \u201cInformace o parcele v Katastru nemovitost\u00ed\u201d.<\/span><\/i><\/em><\/p>\n<p><em>Pokud se jedn\u00e1 o podn\u00e1jem, prov\u011b\u0159te, \u017ee n\u00e1jemce m\u00e1 od majitele p\u00edsemn\u00e9 svolen\u00ed k uzav\u0159en\u00ed podn\u00e1jemn\u00ed smlouvy. (Souhlas nen\u00ed t\u0159eba, pokud v dan\u00e9 nemovitosti pronaj\u00edmatel s\u00e1m bydl\u00ed a jeho n\u00e1jemn\u00ed smlouva mu to v\u00fdslovn\u011b nezakazuje.) Katastr nemovitost\u00ed vyu\u017eijte i v p\u0159\u00edpad\u011b, \u017ee pl\u00e1nujete koupi nemovitosti. Prov\u011b\u0159te, jestli je prod\u00e1vaj\u00edc\u00ed skute\u010dn\u00fdm majitelem a jestli na nemovitosti nev\u00e1znou \u017e\u00e1dn\u00e9 z\u00e1vazky. <\/div><\/em><\/p>\n<p>&nbsp;<\/p>\n<p><em><div class=\"box-ok\"> Ujist\u011bte se, \u017ee rozum\u00edte v\u0161emu, co je obsa\u017eeno ve smlouv\u011b. Pokud ji m\u00e1te k dispozici pouze v \u010desk\u00e9m jazyce, nechte si ji p\u0159elo\u017eit nebo nav\u0161tivte integra\u010dn\u00ed centra a nevl\u00e1dn\u00ed neziskov\u00e9 organizace pro bezplatnou konzultaci. <\/div><\/em><\/p>\n<h4><\/h4>\n<h4><strong>P<\/strong><strong>oplatky za slu\u017eby<b>\u00a0v \u010cesk\u00e9 republice<\/b><br style=\"font-weight: 400;\" \/><\/strong><\/h4>\n<p>Je nutno upozornit, \u017ee v\u00fd\u0161e n\u00e1jmu \u010dasto neb\u00fdv\u00e1 kone\u010dn\u00e1 suma, kterou za bydlen\u00ed zaplat\u00edte. V cen\u011b n\u00e1jemn\u00e9ho v\u011bt\u0161inou neb\u00fdvaj\u00ed zahrnuty dal\u0161\u00ed poplatky za energie a slu\u017eby, jako je voda, plyn a elekt\u0159ina, vyv\u00e1\u017een\u00ed komun\u00e1ln\u00edho odpadu, <span style=\"font-weight: 400;\">\u00faklid spole\u010dn\u00fdch prostor domu,\u00a0<\/span>televizn\u00ed a rozhlasov\u00fd poplatek a pevn\u00e1 telefonn\u00ed linka <span style=\"font-weight: 400;\">nebo internet <\/span>\u010di v\u00fdtah.<\/p>\n<p><i><em><div class=\"box-ok\"><\/em>Dod\u00e1vky energi\u00ed \u2013 elekt\u0159iny a plynu \u2013 si m\u016f\u017eete nechat p\u0159epsat p\u0159\u00edmo na sv\u00e9 jm\u00e9no, nebo je m\u016f\u017eete platit majiteli formou z\u00e1loh, kter\u00e9 v\u00e1m budou v\u017edy jednou ro\u010dn\u011b majitelem vy\u00fa\u010dtov\u00e1ny. Poplatky za vodu plat\u00ed v\u017edy majitel.\u00a0<\/i><i><span style=\"font-weight: 400;\">Ujist\u011bte se, \u017ee za V\u00e1s majitel plat\u00ed poplatky za odvoz komun\u00e1ln\u00edho odpadu! V \u010cesk\u00e9 republice m\u00e1 ka\u017ed\u00e1 dom\u00e1cnost povinnost platit za jeho odvoz a ka\u017ed\u00e9 m\u011bsto m\u00e1 jin\u00e1 pravidla! Stejn\u011b tak m\u00e1te povinnost platit televizn\u00ed a rozhlasov\u00fd poplatek, kter\u00fd se plat\u00ed dohromady za ka\u017edou dom\u00e1cnost. Majitel\u00e9 byt\u016f \u010dasto tyto poplatky zahrnuj\u00ed ji\u017e automaticky do smlouvy o pron\u00e1jmu. Pokud rozhlas a televizi nevyu\u017e\u00edv\u00e1te a nem\u00e1te doma ani rozhlasov\u00fd \u010di televizn\u00ed p\u0159ij\u00edma\u010d , m\u016f\u017eete se od t\u00e9to povinnosti odhl\u00e1sit.\u00a0<\/span><\/i><\/p>\n<p><i>\u00a0<\/i><\/p>\n<p style=\"font-weight: 400;\"><i><span style=\"font-weight: 400;\">Rozhlasov\u00fd poplatek <\/span><\/i><a href=\"\/\/poplatek.rozhlas.cz\/\"><i><span style=\"font-weight: 400;\">\/\/poplatek.rozhlas.cz\/<\/span><\/i><\/a><\/p>\n<p><i><span style=\"font-weight: 400;\">Televizn\u00ed poplatek <\/span><a href=\"\/\/tvp.ceskatelevize.cz\/\"><span style=\"font-weight: 400;\">\/\/tvp.ceskatelevize.cz\/<\/span><\/a><br style=\"font-weight: 400;\" \/><em><\/div><\/em><\/i><\/p>\n<p><span style=\"font-weight: 400;\">V \u010cesk\u00e9 republice se plat\u00ed za slu\u017eby v\u010das. Jak\u00e9koliv prodlen\u00ed s platbou m\u016f\u017ee ve sv\u00e9m d\u016fsledku v\u00e9st k pokut\u011b, \u010di k pen\u00e1le, kter\u00e9 v\u00e1m m\u016f\u017ee b\u00fdt vym\u011b\u0159eno i zp\u011btn\u011b za n\u011bkolik let!<\/span><\/p>\n<p>&nbsp;<\/p>\n<h4 class=\"western\"><strong>Jistota (d\u0159\u00edve naz\u00fdvan\u00e1 kauce)<\/strong><\/h4>\n<p>Pronaj\u00edmatel po v\u00e1s s nejv\u011bt\u0161\u00ed pravd\u011bpodobnost\u00ed bude po\u017eadovat jistotu, kter\u00e1 v\u011bt\u0161inou odpov\u00edd\u00e1 v\u00fd\u0161i dvou n\u00e1jm\u016f. Maxim\u00e1ln\u011b m\u016f\u017ee po\u017eadovat a\u017e \u0161estin\u00e1sobek v\u00fd\u0161e n\u00e1jmu. Tato \u010d\u00e1stka slou\u017e\u00ed jako jistina pro p\u0159\u00edpad, \u017ee byste nezaplatili n\u00e1jem, poplatky za slu\u017eby nebo po\u0161kodili vybaven\u00ed bytu. Pokud by se v\u00e1m n\u011bco takov\u00e9ho stalo, je pronaj\u00edmatel povinen v\u00e1m p\u0159esn\u011b vy\u010d\u00edslit \u0161kodu a pot\u00e9 sumu z jistoty ode\u010d\u00edst. Nem\u016f\u017ee v\u0161ak jistinu pou\u017e\u00edt k \u017e\u00e1dn\u00e9mu jin\u00e9mu \u00fa\u010delu.
